Limestone West, Clay East

The Balcones Escarpment runs through town. The Handbook of Texas describes loamy soils over limy subsoils to the west and dark blackland soils to the east, split roughly along I-35. Two houses a short drive apart can have very different foundation problems.

Thirty Years of Wet and Dry Cycles

The city was small for a long time: 2,811 people in 1970, then 11,812 in 1980 and 30,923 in 1990 (Handbook of Texas). The 2020 Census counted 119,468, and the July 2025 estimate is 141,282. Census survey data give a median year built of about 2002, and about a quarter of homes predate 1990. Slabs poured in the 1980s and 1990s have now seen decades of drought and heavy rain.

About 55.5% of homes are owner-occupied (Census), with a median owner value of $418,600 and a median household income of $99,287. The town takes its name from an anvil-shaped limestone rock in Brushy Creek, and Old Town keeps a few restored limestone buildings.

Foundation Repairs Available in Round Rock, TX

  • East-side slabs on clay. Blackland clay pulls away from a slab's edge in a drought, and the outer beam can drop. See slab foundation repair for how that settlement is measured.
  • Piers to firmer bearing. On deep clay, steel or concrete piers carry the house down to steadier ground. The foundation repair page weighs pier types.
  • Brick and drywall cracks. Stair-step lines in brick and diagonal cracks at door corners are common clues. Foundation crack repair helps you tell a surface flaw from steady movement.
  • Raised floors. In a house built on piers and beams, sagging floors may come from settled posts or worn beams, covered under pier and beam foundation repair.
  • Rooms that feel downhill. House leveling lifts low areas back into line.

Chalk, Shale and Blackland Clay Underfoot

A UT Austin geology study of Round Rock found thin, rocky soils over limestone on the west side and shales, marls and chalks on the east. The Austin soil series, first described in Travis County in 1904, forms over that kind of chalk (NRCS). On rock, a slab tends to stay put. On the eastern clays, swelling and shrinking soil does most of the damage.

Weather pushes both sides hard. In the Austin area, 2011 brought a record 90 days at or above 100°F (NWS), and a state climatologist ranked that year's drought as the region's harshest 12-month stretch on record (PolitiFact, 2013). Clay that dried out that year swelled again when rain returned.

Round Rock's Foundation Repair Permit

The City lists a residential Foundation Repair permit, applied for online. An engineer of record must take on the job in a letter, and the foundation plan must carry that engineer's seal and signature. A final report from the engineer goes in before the last inspection. Review takes about three to five business days, and the permit lapses if work does not start within six months.

The City also says every contractor or subcontractor applying for a building permit must be registered with Round Rock. Before you sign, ask the company whether it is registered there and who will file the permit. City of Round Rock Building Inspection works from 301 W. Bagdad Ave., Suite 100.

Only the Austin-area figure below is regional; the others are national ranges from home-cost sites. Because the permit needs an engineer's letter, plan and final report, expect engineering to appear as a line on your estimate.

Why Round Rock, TX Foundations Shift

Water moves the clay, and Round Rock has had too much and too little. Lake Creek flooded Greater Round Rock West in 2010 and again over Memorial Day weekend in 2015 (City of Round Rock). Voters backed an $85 million bond in November 2020 for Dam 101, which was under construction in 2025 to cut flood risk along more than five miles of Lake Creek. Soaked soil after a flood and cracked soil after a drought both shift a slab.

What Round Rock, TX Homeowners Often Ask

Does Round Rock require a permit for foundation repair?

Yes. The City lists a residential Foundation Repair permit. It needs a letter from an engineer of record, a foundation plan with the engineer's seal and signature, and a final report from the engineer before the last inspection. Ask the specialist to confirm in writing who files it and when.

Does it matter which side of I-35 my house is on?

It can. West of roughly I-35, many homes sit on thin soil over limestone. East of it, more homes rest on blackland clay that swells when wet and shrinks when dry. The line is not exact, so let the specialist look at your lot instead of guessing from a map.

Texas has no foundation license. What should I check?

Right, the state license ended in 2009. In Round Rock, ask whether the company is registered with the City, since permit applicants must be. Also request proof of liability coverage, the name of the engineer of record, a scope listing pier count and type, and warranty terms that spell out any transfer.

Will the company handle my insurance claim?

No contractor in Texas may act as a public adjuster on a home it works on. Ask your own insurer what your policy covers. If a claim does pay for repairs, you owe your own deductible, because Texas law bars a seller from waiving or absorbing it.
